Study: Homes prices in Seattle are expected to rise 18% over the next year

Home prices in the Seattle metro area are expected to rise 18% over the next year, according to a new study by Porch.

“Over the past 18 months, home prices across the nation have shot up to levels unseen since the build-up to the 2008 financial crisis,” researchers wrote in the study. “In April 2021, the year-over-year growth of the Case-Shiller Index, the premier metric for housing prices, eclipsed 14.5% for the first time in its history.”

By analyzing data from Zillow, Redfin and the Census Bureau, researchers at Porch calculated expected rises in home prices in 51 large metros across the U.S. Seattle’s forecasted rise in home costs was ranked the 19th highest on that list. Austin, Texas, took the top spot — homes prices there are expected to rise by more than 37% over the next year.

Real estate experts say the nation’s dwindling supply of homes is to blame for skyrocketing prices.

In June, the National Association of Realtors released a report calling for a dire, “once-in-a-generation” solution to the shrinking supply of houses in the U.S. That report estimates the U.S. is experiencing a shortage of anywhere from 5.5 million to 6.8 million units.

In their study, which was released last week, analysts at Porch detailed how such prices are affecting buyers:

“Redfin data revealed the percentage of homes selling above asking price shot up 13 percentage points compared to pre-pandemic levels,” Porch analysts wrote. “More than 60% of buyers were putting offers on houses sight unseen and the number of homes being bought without an inspection nearly doubled compared to the previous year.”

In Seattle alone, more than 4,500 homes have sold for at least $100,000 above asking price in 2021. During the same period last year, just 400 Seattle homes sold for more than $100,000 above asking price.

While large metros — areas with more than one million people — are leading the nation in expected jumps in housing costs, the nation’s biggest midsize (350,000 to 999,999 people) and small (100,000 to 349,999 people) metros are also expected to see housing prices increase over the next year, according to the study.

Seattle area’s home prices take biggest-ever 12-month leap

What a difference just two years can make.

Around this time in 2019, Seattle-area home prices had dipped and price growth nationwide was slowing.

Cut to 2021: Seattle has clocked another month as one of the hottest American housing markets as home prices here and nationwide climb at a record-breaking pace.

Single-family home prices in the Seattle metro area were up 20.2% in April from a year earlier, the region’s biggest-ever 12-month leap, according to the S&P CoreLogic Case-Shiller Home Price Index released Tuesday. (The index lags by two months and reflects portions of King, Pierce and Snohomish counties.)

Travis Meidell, who works in tech and bought a home in Lake Stevens this spring, said the local housing market felt like it “got more competitive” over the course of his home search that stretched from 2020 into this spring. “It became more cutthroat.”

Prices climbed faster in Seattle than nationwide even as costs nationally jumped 14.6%, “literally the highest reading in more than 30 years of S&P CoreLogic Case-Shiller data,” said S&P Managing Director Craig Lazzara in a statement.

For more than a year, a flood of buyer demand, a tight supply of homes and super-low interest rates have fueled wild growth in housing markets all over the country. While there are some recent signs buyer demand could finally be slipping, things were still red-hot in April.

The frenzied market has laid bare the vast divide of pandemic experiences, with many low-wage workers losing jobs early in the outbreak while others worked from home and tech stocks soared. Rising housing costs could also exacerbate racial gaps in homeownership. A recent Redfin survey found that Black homeowners were more likely than white homeowners to have made financial sacrifices, like taking on an extra job, in order to afford their first home.

Among major metro areas in April, only Phoenix and San Diego saw quicker year-over-year growth than Seattle, both at roughly 22%, according to the Case-Shiller index. The index reports a three-month rolling average of home prices.

Not everywhere in the Seattle area has seen the same trends. Many of the toughest markets to buy a home in recent months have been outside Seattle proper.

In April and May, home prices were up between 17% and 22% year-over-year in parts of Snohomish and Pierce counties, compared with jumps between 9% and 11% in Seattle, according to Zillow. Hot spots included Snohomish, Mill Creek and Lake Stevens in Snohomish County and Parkland in Pierce County.

All that competition has left homebuyers feeling the pressure.

Kristen Mandery, who grew up in Edmonds, has watched the sizzling market with a front-row view as she searched in recent months for a new house to be close to her mom.

The first house for which she submitted an offer went to another buyer for $400,000 over its list price, the second for $375,000 over. She finally secured her new house in an off-market deal and paid about $25,000 over the list price.

“I’ve lived in this area over 40 years and I’ve never ever seen the housing market like this,” Mandery said.

When Meidell began searching, he and his wife hoped to buy in Edmonds but prices there eventually stretched beyond their reach, he said. They instead bought farther north in Lake Stevens, settling for a longer commute and paying about $90,000 over the five-bedroom home’s list price to compete against other buyers.

As the couple searched for a new house, Meidell said he set up a search with filters for his budget and other parameters. The options seemed to get slimmer before his eyes.

“Every week you could watch the dots just rapidly disappear,” Meidell said. “It was this continuous state of anxiety: If I don’t do this, eventually there will be nothing left.”

Just how long can all this last?

New data on local home sales to be released next week will show whether demand has begun to slow in Western Washington.

Nationally, CoreLogic Deputy Chief Economist Selma Hepp predicted Tuesday that price increases will stay in the double digits through the rest of this year.

Hepp argues that although jaw-dropping price jumps may feel reminiscent of the 2008 crash, “mortgage interest rates remain 50% lower than they were in 2005, when home price growth last peaked, keeping the ratio of mortgage payments to monthly households income lower today.”

3 Things You Should Be Doing To Sell A Home In 2021

Depending on where you live, selling a home this year might be more challenging than usual. You may be in a time crunch to sell your current home and liquidate that asset. You may be in a buyer’s market with plenty of competition. You may live in an area where open houses and broker events are not possible due to the pandemic. Agents and sellers alike are dealing with a host of issues that make closing deals more difficult. But there’s good news: Homes are being sold. The market is picking up, and getting a deal you can be happy about is possible. If you want to get your home sold for the best possible price in 2021, these three tactics will make your listing stand out among the rest.

1. Make Your Home Instagram-Ready.

Video tours and social media are selling homes right now. Many people are relocating across the country and are unable to view homes in person; Others are avoiding in-person meetings out of caution and prefer to do virtual tours. In fact, many agents are finding buyers through Facebook ads now that magazines are no longer the best way to show off a listing. What does that mean for you? Make sure that you and your agent understand this market and are catering your listing to it. Use vertical listing photos (which display best on mobile phones). Next, make each space as visually appealing for a social media audience as possible. Something as simple as a collage of black and white photos on the wall creates a more eye-catching background than a solid paint color. Plants play really well on social media, too—add a ficus, fig, or orchid to liven up the room with lots of green. As we all spend more time indoors, plants really make a space feel more alive—and they also give the implication that your home gets plenty of natural light.

2. Create a Home-School or Home-Office Area.

Almost every family in America needs a home office right now—whether for the parents, the kids, or both. If you don’t have a spare room, find a spare nook—any space in your home that can be converted for this purpose is worth it. Creating this high-value feature that nearly every buyer needs will make your listing stand out from the rest. Buyers will love seeing there’s a dedicated home office area ready to go—both for their own practical use and (depending on the set-up) for home office tax-deduction purposes.

3. Don’t Jack Up the Price.

The majority of U.S. is experiencing a seller’s market, but that doesn’t mean you should overprice your home. It’s a common mistake to set the number high and assume someone will be willing to hit it. Here’s why: The buyer who wants the home the most will pay the most, so a smart seller lets the buyers create the market. Set a fair price that will create interest and bring in the most buyers. Then, buyers will bid against one another and drive the price up on their own. Don’t forget—interest rates are at rock-bottom right now, so many sellers will be able to go a little higher on their bid as a result.

Preparing for a 2021 Home Purchase

While you may have been ready to buy a home during the 2020 spring market, the uncertainties caused by the pandemic may have put a damper on your plans. At this point, you may be uncertain about your post-COVID-19 real estate goals and unsure whether the opportunity to work from home will inspire you to move to another market or another type of home.

If you’re looking to get ready for a home purchase a few months down the road, this plan will help ensure you’ve covered all your bases. From finance to logistics, it’s important to think through the changes on the horizon to streamline your 2021 home purchase.

Preparing to finance your purchase

One of the first things you’ll want to think about is the financing for your home purchase. Talk to a real estate professional and ask for an introduction to a mortgage lender, if you don’t already have one in mind.

Talk to your lender about the pre-approval process. When it’s time to begin seriously looking for your new home, you will want to have a pre-approval in place so that you can show sellers that you are serious about any offer you may make and that you are approved for a home mortgage.

In the meantime, you’ll want to check your credit score and your credit report to ensure that there are no mistakes. If your score is less than optimal, explore strategies for raising it in the months ahead. These can include:

  • Paying bills on time
  • Having rent and utility payments added to your credit report
  • Paying down debt and avoiding accruing new debt

In addition, talk to your lender about the types of home mortgage products you qualify for—VA, FHA, and conventional, among others—and the credit score range you’ll need so that you can be approved for each.

Determining your price range

By working with your lender you’ll be able to come up with a ballpark price range for your home search. This will be important as it will help you to narrow down the neighborhoods, home types, and home sizes you should be considering.

Remember, just because you qualify for a certain amount, you don’t have to shop at the top of your budget. Consider your lifestyle, other debt, future plans, and disposable income needs when determining your home purchasing power.

Comparing potential markets for your search

This is a good time to begin looking at markets where you might be inclined to move. Talk to your real estate agent to find out what features you’ll find in the areas you’re considering. Determine what you are looking for so that you can narrow down your search. Do you care more about:

  • Recreational opportunities?
  • Children’s programming?
  • Dining and nightlife?
  • Convenient shopping and services?
  • Commute times?
  • Larger lot sizes?
  • Larger homes?
  • Resale potential?

If possible, spend some time in your potential neighborhoods. Shop at the stores, eat in a local restaurant, and visit a nearby attraction. Check out the people to see if they seem like good future neighbors for you and your family.

Comparing potential home styles and features

Spend some time looking over listings to determine what home styles and features are most important to you. Put together a wish list and prioritize with must-have, nice-to-have, and optional items. Determine how different updates, upgrades, and other features impact price. Consider what you might be willing to add or change after the purchase and what you’ll want to have completed before you move in.

Preparing for associated expenses

Buying a home brings with it a large number of expenses before, during, and after the purchase process. It’s important for you to have an idea of these ahead of time so you can ensure that your savings are adequate. Remember, you won’t be able to run up additional debt while your mortgage is in underwriting, so it’s important to have a budget in mind before you begin.

Expenses for your home purchase may include any or all of the following:

  • Earnest Money Deposit (EMD): 1–5% of the purchase price
  • Down Payment: Generally 3–20% of the purchase price
  • Closing Costs: Variable (discuss with a real estate professional or lender)
  • Moving Costs: Variable
  • New furniture and design elements
  • Needed repairs and improvements

Planning for your upcoming move

Once you’ve determined where you’re moving and the type of home you’ll move into, you’ll need to begin planning for the move itself. If you’re in a rental home, check with your landlord to determine how much notice you’ll need to give before ending your lease as well as what information needs to be included in that notice. You’ll also want to check on month-to-month rental options, in case you are not ready to close at the end of your current lease.

You’ll want to save up money for your upcoming move but the budget can vary widely depending on the services you require. While you may be able to manage a do-it-yourself move for only the cost of a rental truck, a professional move can cost thousands of dollars. This price can be further increased depending on the distance of the move as well as services like packing and unpacking.

If you’re moving with children, you’ll want to spend some time preparing them for the emotional impact. If possible, take them to visit their new neighborhood, play in the park, or spend a day with classmates at their new school. The more you can do to communicate and demystify the process, the more comfortable (and excited) the youngest members of your family will be on moving day.

Disruptions to the spring real estate market, economic uncertainty, and, of course, the threat of illness caused unprecedented upheaval for anyone who was trying to make smart decisions about a home sale or purchase. If you’ve been looking for a new home to buy, you could be forgiven for feeling anxious and frustrated right now.

However, there is no reason to give up on your goals and there are plenty of ways to ensure that you can still find the right home for you and your family. With a little flexibility and a willingness to recalibrate, you and your real estate professional will be able to help you achieve your goals and make the move that you’ve been dreaming about throughout 2020.

Why buying a home is harder right now

If you started out looking for a home during the early spring of 2020, chances are you may still be on the hunt. COVID-related disruptions slowed down and complicated many home searches just like yours. Here’s why you may have been struggling with multiple offers and a protracted search process.

Low inventory

COVID-19 brought with it many uncertainties including economic anxiety, job loss, and fears for physical safety. For many homeowners, this translated into an unwillingness to put their house on the market since they were initially unsure of how safe home tours and moving processes would be and whether a job disruption might interfere with their ability to purchase a new home. This led to low inventory in markets across the country, especially in specialty sectors like the luxury home market.

Low interest rates

One of the federal government’s first initiatives to offset the financial impact of COVID-19 was to lower interest rates to unprecedented levels. This has continued throughout the year since March and has resulted in truly extraordinary buyer demand. Coupled with low inventory, this demand has meant multiple offers and homes selling for well above both asking price and appraised value.

Moving from the City to the Suburbs

One of the unexpected side effects of the COVID-19 pandemic has been a growing population shift from the city centers to suburban and rural areas. Driven in part by the availability of work-from-home job opportunities, many individuals and families are also motivated by the promise of more open space, outdoor living, and increased privacy. If your homebuying plans include a move away from your small, in-town apartment or condominium, here are some of the things to take into consideration as you prepare to make that transition.

Homebuying in the Suburbs

Even if you grew up in the suburbs, if you’ve spent most of your adult life living in the city, you’ll experience a bit of a learning curve. Buying and maintaining a suburban home can bring with it a number of new challenges and you’ll want to be prepared both logistically and financially.

Choosing the right neighborhood

It’s important to determine what your most important deciding factors will be as you choose the neighborhood that will be home for you and your family. Perhaps you are looking for award-winning school systems or magnet schools with specific programs. Maybe you want larger lot sizes and an emphasis on outdoor living. Maybe you’re moving to the suburbs in order to be closer to family members. Whatever your purpose, you’ll want to communicate it to your real estate agent or broker at the outset of your search.

In addition, think about the amenities that you currently enjoy most and look for suburban enclaves that offer them. If you’re a major foodie, look for an area with an exciting local restaurant scene. If your day is dependent on a great cup of coffee, look for an area with one or two exceptional local roasteries. Exurban and suburban areas aren’t just the big-box, generic locations they used to be. Many of them have their own unique culture and their own local charms, so choose the one that’s right for you and your family.

Planning for your new commute

If you’re used to walking to work or taking reliable public transportation, you’ll need to figure out how your new life in the suburbs will affect your commute time. Even if you’ve been able to work from home during the pandemic, if you’re planning to return to the office next year, you’ll need to get a sense of the timing involved.

At some point when you have narrowed down the neighborhood for your home search, you’ll want to drive to and from work during rush hour in order to get a sense of traffic patterns and the length of your commute. Keep in mind that in many areas, traffic density has still not returned to pre-COVID levels, so you’ll only get a rough approximation of your new commuting time.

Cost Considerations

Many people are attracted to the suburbs because they get more for their money in terms of both square footage and the reduced cost of living. Items like groceries and gas are indeed cheaper in the suburbs, but there are other costs associated with suburban living that you’ll need to take into account.

Homeowner’s Association fees

Remember when you are working with your mortgage calculator to keep an eye on HOA fees and include them in your budget. Remember, too, that some HOAs cover a variety of resort-style amenities, while others only pay for common space maintenance and upkeep. Determine what services you’re looking for and find out what will be covered in the neighborhood that you choose.

Recreation and amenities

What kind of lifestyle do you plan to adopt once you’ve moved out of the city? Will the kids be playing travel sports? Will you want to maintain your workout routine? Are you hoping for additional recreational activities, like more time to golf or improve your tennis skills? Putting more time and effort into recreational activities can involve a major financial outlay for new equipment, coaching or instruction, membership fees, and other expenses. Factor these in as you put together your monthly budget.

Lawn care and upkeep

If part of the charm of suburban living is mowing the lawn and raking leaves on the weekend, your only lawn care cost may be a good mower and some work gloves. If you want to outsource your yard maintenance, however, you’ll add a fair amount to your bottom line. Take into consideration both the potential maintenance costs of your new home and your willingness to actively participate in the upkeep process.

Furnishings and decor

If you’re moving from a small flat in the city to a larger suburban home, you’ll have a fair amount of shopping to do. From additional furnishings to fill all of those larger rooms to rugs, window treatments, and other items, you’ll need to spend some money before you feel truly settled in. Remember to wait until you have closed on your new home before making any major purchases, especially if you’re planning to finance them, as that can affect your mortgage underwriting process.

Commuting and travel

If you have been living in the city car-free, you’ll need to factor in the cost of a new vehicle for you and your spouse as well as all of the associated expenses. In addition, if your commute involves tolls and parking in the city or light rail travel, you’ll need to calculate those costs as well. If you enjoy travel and have been used to taking the subway to the airport, you may need to begin to add on the costs of long-term parking or other ground transportation to your travel budget.

Outdoor living costs

Many people are fleeing the cities to take up residence in the suburbs in large part because of the access it gives them to outdoor spaces and activities. Maintaining a pool, outdoor kitchen, and other outdoor spaces can add significantly to your costs, both during the purchase process and in terms of monthly upkeep and utilities. Be sure to add these in as you plan your monthly expenses.

It preserves the privacy and autonomy of grandma and grandpa while providing the support that they may need as they age and mobility becomes more of an issue. The single-story design and smaller size will help with home upkeep and safety. Consider adding features like extra lighting, additional handrails, and grab bars to provide extra security and comfort for aging family members.

Whether you’re looking for a standalone home gym or a yoga studio, you’ll be more inspired to keep up with your daily workout routine when going to the gym is as easy as stepping out of your back door. Create a combination space with a variety of gym equipment, mirrors, and a barre so that the whole family can take part, from the smallest ballerina to the strongest weightlifter.

Homeschool Classroom

As COVID-19 shut down schools, many parents found themselves struggling with helping their students study at home. One of the reasons? Too many distractions. If your school district is planning to remain closed for part or all of the school day over the next year, or if you’re thinking of continuing to homeschool your children, it may be time to create a separate space devoted to study.

 

A remote learning environment can help your child separate from their normal spaces, like a bedroom or playroom, and focus on schoolwork. Add bookshelves and tables as well as educational posters to create a stimulating learning environment. Include upgraded WiFi for fast access to the online classroom.

Home Office

As businesses decide to offer work from home as a permanent role for more and more of their workers, many two-income households find themselves struggling to create space for dueling Zoom meetings and uninterrupted work-time. A separate workspace creates the distance you need to be more productive while still remaining at home. Make your separate home office the dedicated workspace for one of you, or make it a rotational space for either person’s virtual meetings, phone calls, and work that requires undivided attention.

Rental Unit

Economic disruption caused by the pandemic has some people rethinking their financial planning. If you have the space, a separate structure may be a great option for conversion into a small rental unit. If you live in a college town or in an area with a large population of renters, you may want to use the space for long-term leases. If you live in a resort area, you may want to host short-term and vacation renters.

Remember to determine what structural elements are required for rental properties in your area and whether your HOA sets limits on rental properties in your community. In addition, consult with your CPA or financial advisor on the tax implications of a rental property, consult your lawyer on the legal liability associated with such a unit, and determine what adjustments you’ll need to make to your insurance coverage.

Design Options for Your Backyard Structure

One of the best features of your backyard structure is that it doesn’t have to conform to the style of your residence. In many cases, you can indulge your own individual design aesthetic and add a touch of whimsy with a fanciful guest house or other exterior space in a style totally different from that of the main home. Here too, be sure to check with your HOA to ensure that there are no restrictions governing the design or placement of your secondary structure.

The size and depth of the secondary mortgage market is helping to keep rates at record lows. These low rates are driving higher refinance activity and have modestly helped improve purchase demand from their extremely low levels in mid-April. While many people are benefiting from low mortgage rates, it’s important to remember that not all people are able to take advantage of them given the current pandemic.

The 4 Key Trends Home Buyers and Sellers Should Watch in 2019

We’re entering the home stretch of 2018, when you can actually say, “See you next year!” to someone you’ll see in just a few weeks. It’s a time to look ahead, to make new plans, to achieve new dreams.

And if those dreams include buying your own home, you should keep an eye on the ever-changing tides of the housing market. Now, markets are like the weather: You can’t entirely predict how they will act, but you canget a sense of the forces that will push things in one direction or another.

The realtor.com® economic research team analyzed a wealth of housing data to come up with a forecast of what 2019 might hold for home buyers and sellers—and it looks like both groups are going to be facing some challenges.

1. We’ll have more homes for sale, especially luxury ones

We’ve been chronicling the super-tight inventory of homes for sale for several years now. Yes, homes have been hitting the market, but not enough to keep up with the demand. Nationwide, inventory actually hit its lowest level in recorded history last winter, but this year it finally started to recover. We’re expecting to see that inventory growth continue into next year, but not at a blockbuster rate—less than 7%.

While this is welcome news for buyers who’ve been sidelined, sellers must confront a new reality.

“More inventory for sellers means it’s not going to be as easy as it has been in past years—it means they will have to think about the competition,” says Danielle Hale, realtor.com‘s chief economist.

“It’s still going to be a very good market for sellers,” she adds, “but if they’ve had their expectations set by listening to stories of how quickly their neighbor’s home sold in 2017 or in 2018, they may have to adjust their expectations.”

Although next year’s inventory growth is expected to be modest nationwide, pricier markets will tell a different story. In these markets—which typically have strong economies (read: high-paying jobs)—most of the expected inventory growth will come from listings of luxury homes.

We’re expecting to see the biggest increases in high-end inventory in the metro areas of San Jose, CA; Seattle, WA; Worcester, MA; Boston, MA; and Nashville, TN. All of those metro markets, which may include neighboring towns, could see double-digit gains in inventory in 2019.

2. Affording a home will remain tough

It’s no secret that home sellers have been sitting pretty for the past several years. But is the tide about to change in buyers’ favor?

“In some ways, life is going to be easier for home buyers; they’ll have more options,” Hale says. “But life is also going to be more difficult for home buyers, because we expect mortgage rates to continue to increase, we expect home prices to continue to increase, so the pinch that they’re feeling from affordability is going to continue to be a pain point moving into 2019.”

Hale predicts that mortgage rates, now hovering around 5%, will reach around 5.5% by the end of 2019. That means the monthly mortgage payment on a typical home listing will be about 8% higher next year, she notes. Meanwhile, incomes are only growing about 3% on average. That double whammy is toughest on first-time home buyers, who tend to borrow the most heavily and who don’t have any equity in a current home to draw on.

3. Millennials will still dominate home buying

Just a few years ago, millennials were the new kids on the block, just barely old enough to buy their own homes. Now they’re the biggest generational group of home buyers, accounting for 45% of mortgages (compared with 17% for baby boomers and 37% for Gen Xers). Some of them are even moving on up from their starter homes.

As we mentioned above, things will be tough for those first-time buyers. But the slightly older move-up buyers will reap the benefits of both their home equity and the increased choices in the market.

And regardless of whether they’re part of that younger set starting a career or the older set that’s starting a family, “they’re going to be more price-conscious than any other generation,” says Ali Wolf, director of economic research at Meyers Research.

That’s because they typically are still carrying student debt and want to be able to spend on experiences, like travel. That takes away from the funds they can put aside for a down payment, or a monthly mortgage payment.

“They want to maintain a certain lifestyle, but they still see the value in owning a home,” Wolf says.

So they might compromise on distance from an urban center, or certain amenities, or space—70% of millennial homeowners own a residence that’s less than 2,000 square feet, Wolf notes.

There’s plenty of time to expand those portfolios, though, as millennials’ housing reign is just beginning: This group is likely to make up the largest share of home buyers for the next decade. The year 2020 is projected to be the peak for millennial home buying—the bulk of them will be age 30.

4. The new tax law is still a wild card

At the time of last year’s forecast, the GOP’s proposed revision of the tax code was still being batted around Congress. While there was talk that it might discourage people from buying a home, no one really knew how it might affect the real-estate market.

This year … well, we still don’t really know. That’s because most taxpayers won’t be filing taxes under the new law until April 2019. And while some people might have a savvy tax adviser giving them a better idea of what’s in store, for many, the reality check will come in the form of a bigger tax bill—or a bigger refund.

Renters are likely to have lower tax bills, but might not be tempted to buy while affordability remains a challenge, and with the new, increased standard deduction reducing the appeal of the homeowner’s mortgage-interest deduction.

“I think the new tax plan will affect mostly homeowners and home buyers in the upper parts of the distribution,” says Andrew Hanson, associate professor of economics at Marquette University in Milwaukee, WI. “Those who either own or are buying higher-priced homes are going to pay a lot more.”

Sellers of those pricier homes will also take a hit, as buyers anticipating bigger tax bills won’t be as willing to pony up for a high list price.

The biggest change resulting from the new tax law, Hanson predicts, will be in mortgages, since people will be less inclined to take out large mortgages.

“If anyone is going to be upset about the tax plan, it’ll be mortgage bankers,” he says.
